A rate lock protects a quoted price for a defined period tied to the expected closing date. Longer locks, new-construction locks and extensions have their own cost structures set by the wholesale lender. A refinance is worth reviewing when the goal is specific — a lower payment, a shorter term, dropping mortgage insurance once equity supports it, moving out of an adjustable structure, or pulling cash for repairs or debt consolidation.
