02What it is

What is a conventional loan?

A conventional loan is a mortgage that is not insured or guaranteed by a government agency such as the FHA, VA, or USDA. Because the lender assumes more of the risk, borrowers typically need stronger credit and a stable income, but in return they often get lower overall costs and more flexible loan structures.

Conventional loans are the most common type of mortgage in the U.S. They can be used to purchase or refinance a primary residence, second home, or investment property, and they are available as fixed-rate or adjustable-rate mortgages.

Fixed-rate vs. ARM

A fixed-rate conventional loan keeps the same rate and payment for the life of the loan. An adjustable-rate mortgage (ARM) starts with a lower initial rate that adjusts periodically after a fixed period — common options include 5/1, 7/1, and 10/1 ARMs.

Private mortgage insurance (PMI)

If your down payment is less than 20%, lenders require PMI. Unlike FHA mortgage insurance, conventional PMI can be cancelled once your loan balance reaches 78% of the original home value or you can request cancellation at 80% equity.
